Hey everybody, welcome to Real Talk with Julie Kabler Insights to Elevate your Real Estate Decisions. I'm Julie Kabler and I'm happy to be here today. This is our first episode. I'm going to be putting this out weekly, so I hope that you'll join me. Every week. I want to bring real estate decisions and real estate information and real estate knowledge to your ears so that you can make a better decision in your buying and selling process. Anyhow, today's episode is all about sellers and, specifically, how to sell your home for top dollar without losing your sanity. If you've been thinking about listing your home, this episode will give you practical steps to make the process smoother, more profitable and, yes, less stressful more profitable and, yes, less stressful. So, first things first, presentation matters. Think of your home like a product on display. Decluttering, deep cleaning and making small updates like fresh painting or new light fixtures can dramatically boost buyer interest. I always recommend staging. Whether you do it yourself or hire a professional, it helps buyers see themselves in your living space. It's not about decorating, it's about storytelling. I watched another listing ignore this critical step and their house has now been on the market for over seven months.
Speaker 1:Pricing strategies are always a concern in today's Central Texas market Pricing is both an art and a science. If you're too high, your home sits on the market. Growing stale, overpricing will just require you to keep dropping the price while your house sits unsold. I watch the MLS listings to see whose house is dropping and the days on the market. Stats are unreliable. That house that's only been on the market for 40 days well, it was previously with another agent for six months with no bites. I avoid this by keeping my finger on the pulse of pricing. Conversely, if the price is too low, you leave money on the table.
Speaker 1:In Central Texas right now, we're seeing a market that rewards smart, data-driven pricing strategies. I use market analytics, comparable sales and local trends to find that sweet spot where we attract multiple buyers without underselling. So marketing we need marketing that attracts the right buyers. Your home deserves more than just a sign in the yard and a listing online, and I'm sure that you feel that's what a lot of real estate agents do. I always provide professional photography, video tours, social media campaigns and targeted digital ads, which are truly a non-negotiable if you want top dollar. I tailor each marketing plan to the unique story of your property, highlighting its best features and positioning it for the right audience. Because that's what we're expecting.
Speaker 1:When we've done the prep, priced strategically and marked effectively, you often end up with multiple offers. This is where sellers sometimes get overwhelmed. It's not always about the highest number. Terms matter too. Things like financing type, the closing timeline and contingencies can make a huge difference. A buyer can offer top dollar and then request contingencies such as a new roof, new AC or full wiring replacement. Obviously, this takes money away from the offer. Sometimes the highest number is not the best and you can ask for contingencies also. Perhaps you'll include that portable hot tub for a price increase. There are also many buyers who may want to include some or all of your personal furnishings and appliances. The bargaining and negotiating is a vital part of moving forward toward closing. My job is to help you weigh those factors so they not only maximize profit but also minimize the risk.
Speaker 1:So let me tell you a story. I just want to share something real quick. A recent client was hesitant to stage their home and invest in professional photos. But after some encouragement, they went for it. The home was priced, based on the market analysis, slightly below what they thought it was worth. The result multiple offers within the first weekend and they ended up selling for well above their asking price. The prep work and strategic pricing paid off big time.
